Snow removal agreement

____________

1. The property and the season

____________ (the Contractor) will clear snow at ____________ (the Property) for ____________ (the Client) from November 1, 2026 to April 15, 2027 (the Season).

2. What gets cleared

The Contractor will clear the driveway, including the windrow the city plow leaves at its end; front walkways and paths to the doors; and front steps and landings.

Snow is moved to the sides of the cleared areas, never onto a neighbour's property or the street.

Ice melt is spread on cleared walkways and steps when conditions call for it, at no extra charge.

3. When a visit happens

A visit happens when snowfall reaches 5 cm, measured at the Property. The Contractor will finish clearing within 12 hours after the snow stops falling.

During a long storm the Contractor may clear more than once. Snow that falls after a visit waits for the next one, and drifting alone does not start a visit unless the Client asks for one.

4. Price and payment

The price for the Season is $900.00, paid in 3 payments of $300.00: the first when this agreement is signed, and the rest on the first day of each following month. GST at 5% is added to each invoice.

The Season price covers every visit in the Season, however much or little it snows.

Invoices are due within 15 days of the invoice date.

5. The Client's part

Before the ground freezes, the Client marks the edges of the driveway and anything that could be hit under the snow: garden edging, rocks, sprinkler heads, low walls. The Contractor can mark them for the Client on request.

Vehicles, bins and other items are kept off the areas to be cleared. Areas the crew cannot reach are skipped on that visit.

Damage the Client believes the crew caused is reported within 7 days, with a photo if possible.

6. Damage and safety

The Contractor repairs, or pays to repair, damage the crew causes to marked items and to the cleared surfaces.

The Contractor is not responsible for damage to items that were not marked and could not be seen, for turf along cleared edges (raked and seeded in spring if reported), or for ice that forms after a visit from melting and refreezing.

The Contractor carries general liability insurance and will show proof of it on request.

7. Ending this agreement

Either side may end this agreement with 14 days' notice in writing, email included. The Client pays for visits made up to the end date, and the Season price is adjusted for the share of the Season that has passed.

This agreement is the whole agreement between the Client and the Contractor about clearing snow at the Property. Any change is made in writing and signed by both.

What a snow contract has to settle

Most snow disputes come down to three questions nobody wrote down: how much snow before you come, how fast you come after it stops, and who pays when a plow blade finds a garden edge under the snow. The template answers all three in words a client reads before signing, not after the first storm.

Seasonal contracts are the steadier income: the client pays the same whether it is a light winter or a heavy one, and you know your cash flow in October. Per visit suits clients who would rather pay for what falls. Either way, mark the driveway edges before the ground freezes, and take a photo of the property while you do it.

Before you send it

This is a starting point, not legal advice. Contracts and consumer rules differ by province, so have a lawyer read your version once, then reuse it every season.

If you charge GST, put your GST number on every invoice. The free invoice template works for snow visits too.

When the season starts

A snowfall turns a route into forty driveways due by morning. Settles for snow removal makes the plow visits for you when Environment Canada forecasts snow over a client's trigger, shows who has been cleared, and sends monthly invoices for seasonal contracts on your billing day.
